FREQUENTLY ASKED QUESTIONS

I hope these FAQ's answer some of your questions. However I invite you to call me at 416-419-7710 if you have need more details.

WHEN DO I BOOK?
Summer rentals are booked in January and February for best choices of the dates. 

IS THE CALENDAR UP TO DATE?
The calendar is updated daily, but availability changes very quickly. To be 100% certain, call me at 416-419-7710. 

IS THERE A MINIMUM BOOKING PERIOD?
During the summer the minimum booking period is one week. During the spring and fall I may consider weekend and/or midweek rentals. The cottages are closed during the winter season. 

HOW DO I BOOK A COTTAGE?
Select a cottage that interests you, confirm its availability on the availability calendar, complete the Application Form and email or fax the form to me. Once received I will contact you to complete the details. Bookings are considered confirmed once I have received your Application Form and deposit.  

WILL THE COTTAGE BE HELD FOR ME?
Once I have received a completed Application Form and we have spoken over the phone I will hold the cottage until you and I can meet (normally a couple of days). When we meet you will need to sign an Agreement to Rent and provide:

a 30% deposit via cash or cheque,
a postdated cheque for the balance or the rent, dated 45 days before your holiday,
a postdated cheque for the security deposit, dated 7 days before your holiday. 

WHEN IS MY SECURITY DEPOSIT RETURNED?
Your security deposit is cashed and held up to 45 days after which it is returned to you in full. If there has been damage beyond normal "wear and tear" and/or cleaning, long distance calls, garbage left behind, etc. - the costs will be deducted from your security deposit.

HOW DO I GET THE KEYS?
The keys will be in a lock box beside the door of the cottage. You will be advised of the location and code at least one week before your holiday.

WHAT ARE THE ARRIVAL AND DEPARTURE TIMES
Arrival is on 2:00 p.m. of the first day of the rental (usually a Saturday or Sunday) and departure is on the last day of the rental by 11:30. During the summer months there will always be a new group of people (if not myself) arriving at the cottage on the day of your departure, therefore exceptions to check in and check out times are not likely.  

CAN I BOOK AT THE LAST MINUTE?
Sure you can...just check the availability calendar ... however the best dates usually book in early January.

WHAT IF I HAVE TO CANCEL?
Yes you can cancel, however you need to inform me as soon as possible. if you cancel more than 30 days before your vacation, I will refund all the monies paid along with your post-dated cheques. If you cancel less than 30 days before your vacation and some or all of the dates can be re-booked, you will receive a refund prorated for the days the cottage is vacant. If the accommodation cannot be rebooked, you forfeit all monies paid to-date.  

WHY IS THERE A MAXIMUM OCCUPANCY ON COTTAGES?
It is necessary to limit the maximum number of people to preserve the demands on the water system, the septic system and maintain the condition of the cottage. Babies are considered people and are counted. Please be honest with respect to how many people you intend to bring to the cottage. If you wish to have a group of seven to ten, please rent both cottages - the lots adjoin for 300' feet of shoreline and provide lots of fun for your whole group in privacy. 

CAN I OR A GUEST BRING A PET?
Yes you can, I could not imagine going up north without my own dogs and certainly would not expect you to leave your pet at home. I welcome all friendly pets but expect you to clean up after your pet and not allow your pet on the furniture.

WHAT DO I NEED TO BRING?
Pillows and blankets are provided, but you must bring your own bed sheets, towels and kitchen linens, paper towels and drinking water (toilet paper is supplied). I am happy to provide bed sheets, towels and linens but will need to negotiate a fee in advance.  

WHO CLEANS THE COTTAGE?
You do. The cottage will be clean for your arrival. You are expected to clean the cottage prior to departure and leave it in the same clean condition you found it in ready to welcome the next group of guests. Cleaning supplies and a check list are provided and will be attached to the kitchen fridge upon your arrival. 

WHAT DO I DO WITH THE GARBAGE?
Garbage is disposed of at the local marina. New Ark Marina has garbage disposal and recycling bins. If you are using another marina call ahead to be certain they have garbage disposal facilities. Garbage is not to be left on the premises.
