WHEN DO I BOOK?

Summer rentals are booked in January and February for best choices of the dates. For 2009 you will likely see significant availability, this is due to the fact that the cottages were just put up for rent as of late June 2009. 1256 Browning Island is a new cottage and the result of a three-year building project. 1258 Browning Island has also been recently updated and has had limited rental availability during the last three years.

 

IS THE CALENDAR UP TO DATE?

IS THERE A MINIMUM BOOKING PERIOD?

Typically the minimum booking period is one week. However I will consider three and four day rental periods if the cottage remains unoccupied two weeks prior to a rental period. Weekly rental rates are noted on the respective pages for both the two bedroom and three bedroom plus loft cottages. The following notes short-term rates in the event the cottages remain unrented.

 

3 bedroom plus loft

High season rates for the three bedroom plus loft cottage are $600 per night or $2,400 for a minimum of four consecutive nights within a Saturday to Saturday rental period

Low season rates for the three bedroom plus loft cottage are $450 per night for a or $1,900 for a minimum of four consecutive nights.

 

2 bedroom cottage

High season rates for the two bedroom cottage are $150 per night or a minimum of $600 for four consecutive nights.

Low season rates for the two bedroom cottage are $120 per night or a minimum of $480.00 for four consecutive nights.

 

The cottages are closed during the winter season. 

 

HOW DO I BOOK A COTTAGE?

Select a cottage that interests you, confirm its availability on the availability calendar, email or call me. Once we chat or email and we have confirmed your interest and availability I will need to receive a deposit of 30% of the rental plus a post-dated cheque date one month prior to the start of your rental period plus a cheque for the security deposit dated seven days prior to your holiday. Bookings are considered confirmed once I have received your deposit and post-dated cheque.

 

In addition you will be asked to provide your full name, home address, telephone number, a copy of your drivers licence and full names and ages of all other individuals who will be occupying the cottage. I also need to know the type of pets you intend bring.

 

WILL THE COTTAGE BE HELD FOR ME?

Once we chat or email and we have confirmed your interest and availability and I have received a deposit of 30% of the rental plus a post-dated cheque date one month prior to the start of your rental period plus a cheque for the security deposit dated seven days prior to your holiday. Bookings are considered confirmed once I have received your and deposit and post-dated cheque.

 

In addition you will be asked to provide your full name, home address, telephone number, a copy of your drivers licence and full names and ages of all other individuals who will be occupying the cottage.

 

WHEN IS MY SECURITY DEPOSIT RETURNED?

Your security deposit is cashed and held up to 30 days after which it is returned to you in full. If there has been damage beyond normal "wear and tear" and/or cleaning, long distance calls, garbage left behind, etc. - the costs will be deducted from your security deposit.

 

HOW DO I GET THE KEYS?

The keys will be in a lock box beside the door of the cottage. You will be advised of the location and code at least one week before your holiday.

 

WHAT ARE THE ARRIVAL AND DEPARTURE TIMES

Arrival is on 4:00 p.m. of the first day of the rental (usually a Saturday or Sunday) and departure is on the last day of the rental by 11:00 am. During the summer months there will always be a new group of people (if not myself) arriving at the cottage on the day of your departure, therefore exceptions to check in and check out times are not likely.  

 

CAN I BOOK AT THE LAST MINUTE?

Sure you can...just check the availability calendar ... however the best dates usually book in early January.

 

WHAT IF I HAVE TO CANCEL?

Yes you can cancel, however you need to inform me as soon as possible. if you cancel more than 30 days before your vacation, I will refund all the monies paid along with your post-dated cheques. If you cancel less than 30 days before your vacation and some or all of the dates can be re-booked, you will receive a refund prorated for the days the cottage is vacant. If the accommodation cannot be rebooked, you forfeit all monies paid to-date. 

 

WHY IS THERE A MAXIMUM OCCUPANCY ON COTTAGES?

It is necessary to limit the maximum number of people to preserve the demands on the water system, the septic system and maintain the condition of the cottage. Babies are considered people and are counted. Please be honest with respect to how many people you intend to bring to the cottage. If you wish to have a group of seven to ten, please rent both cottages - the lots adjoin for 300' feet of shoreline and provide lots of fun for your whole group in privacy. If you plan to exceed the occupancy limits please continue your search elsewhere.

 

CAN I OR A GUEST BRING A PET?

Yes you can, I could not imagine going up north without my own dogs and certainly would not expect you to leave your pet at home. I welcome all friendly pets from responsible owners but expect you to clean up after your pet and not allow your pet on the furniture.

 

WHAT DO I NEED TO BRING?

Pillows, blankets, kitchen linens and toilet paper are provided, but you must bring your own bed sheets, paper towels and drinking water. Please do not bring two or three ply toilet paper as it most certainly will clog the septic system and will take away from your cottage experience. The two bedroom cottage does not have a filtered water system, the three bedroom cottage does have a filtered systems. However to be safe you are still encourage to bring your own bottled water. I am happy to provide bed sheets, towels and linens at a cost of $15.00 per set of linens.

 

WHO CLEANS THE COTTAGE?

You do unless we make prior arrangements. The cottage will be clean for your arrival. You are expected to clean the cottage prior to departure and leave it in the same clean condition you found it in ready to welcome the next group of guests. Cleaning supplies and a check list are provided and will be attached to the kitchen fridge upon your arrival. Cleaning is available as an added option at the additional cost of $90.00 for the two bedroom cottage and $150.00 for the three bedroom cottage. Regardless of whether you arrange cleaning the cottage is still expected to be left tidy upon departure with all garbage disposed of at the disposal facilities at one of the mainland marinas.

 

CAN I SMOKE INSIDE THE COTTAGE?

Both cottages are non-smoking cottages, smoking is not permitted inside the cottage. 

 

WHAT DO I DO WITH THE GARBAGE?

Garbage is disposed of at any of the local marinas; they all have garbage disposal and recycling bins. Garbage is not to be left on the premises.
